About Mulvane
Mulvane was laid out in 1879 at the junction of five Santa Fe rail lines. It straddles the line between Sedgwick and Sumner counties, became a city of the second class in 2001, and annexed land west of the Kansas Turnpike where the Kansas Star Casino opened in 2011. Its Old Settlers celebration, started in 1873, is one of the longest-running community events in Kansas. The 2020 census counted 6,286 residents and about 2,465 housing units.
Railroad-era and older homes
Houses near downtown Mulvane include homes from the early 1900s and mid-century. Many have mature trees, painted wood fascia and gutters added or replaced in pieces over the decades. Issues to watch for:
- Older half-round or K-style gutters with leaking joints.
- Gutters attached to fascia that has rotted behind them.
- Downspouts tied into old underground clay tile that may be cracked or root-filled.
- Porches and additions without gutters, sending water onto steps and walks.
If an older downspout overflows at the top during rain, the buried line below it may be blocked. Disconnecting the downspout and running water from a hose shows whether the line still drains.
Newer neighborhoods
Newer subdivisions in Mulvane generally have seamless aluminum gutters. Common concerns include short extensions, splash blocks tipped toward the house and downspouts that empty onto driveways where water can freeze in winter. Simple changes, such as longer extensions or rerouting a downspout to the lawn, often solve the problem.
River-valley drainage
Mulvane lies in the Arkansas River valley, and some lots are flat. On flat ground, codes' 5-foot target for directing roof water away from foundations on expansive soils is a good minimum. Standing water in yards and clogged gutters can also breed mosquitoes; the CDC lists gutters and downspouts among common egg-laying sites.
Storms
South-central Kansas sees regular spring hail and wind. NOAA's Storm Events Database records frequent reports across both Sedgwick and Sumner counties. Check gutters and downspouts for dents after storms, and photograph any damage before repairs.
Two counties, one town
Because Mulvane spans two counties, property records, appraisals and some services can depend on which side of the county line a home sits. For building questions, start with the City of Mulvane rather than either county.

Getting the most from older gutters
Not every older system needs to be replaced. If the gutters are solid and drain well, cleaning them, resealing joints, tightening or replacing hangers and correcting the pitch can buy several more years. Replacement makes more sense when leaks are widespread, the metal is thin or corroded, or the fascia behind the gutters needs work anyway.
Seasonal care in Mulvane
Clean gutters in late fall after leaves drop, and again in late spring. Before winter, make sure extensions are attached and pointed away from walks and drives so meltwater does not freeze where people step. After spring storms, look for dents, loose sections and granules from the roof.
Homes near the old rail corridors and downtown often have tall, mature trees, so a second look in early winter, after the last oak leaves fall, can be worthwhile.
Homes near the turnpike and on open ground west of town see more wind than older streets sheltered by trees, so secure hangers matter there.

Mulvane gutter FAQs
Can older gutters be repaired instead of replaced?
Often, if the metal is solid. Resealing joints, replacing hangers and correcting pitch can extend their life. Widespread leaks or corrosion point toward replacement.
Why does ice form on my driveway under a downspout?
The downspout is discharging onto pavement. Rerouting it to the lawn or adding an extension keeps meltwater off the drive.
Why does my downspout overflow at the top?
The buried line below it may be clogged or collapsed. Disconnect the downspout and test the line with a hose.
Should I add gutters to my porch?
Usually yes. A porch gutter keeps water off steps and walkways and protects the foundation.
Does it matter which county my Mulvane home is in?
For building questions, start with the City of Mulvane. County lines mainly affect records and some services.
Can clogged gutters breed mosquitoes?
Yes. The CDC lists clogged gutters and downspouts among places mosquitoes lay eggs.
What is a simple fix for water on the driveway?
Reroute the downspout or add an extension so water drains to the lawn instead of pavement.
Are older half-round gutters worth keeping?
If they are sound and drain well, they can be repaired. Many owners replace leaking sections or switch to new half-round or K-style.
Do you cover all of Mulvane?
Yes, on both the Sedgwick and Sumner County sides.
