About Cheney

Cheney was founded in August 1883 and named after Benjamin P. Cheney. It had 2,181 residents and about 859 housing units in the 2020 census, and it hosts the Sedgwick County Fair. A few miles northwest lies Cheney Reservoir, with Cheney State Park along its shores.

Older homes in town

Cheney's older neighborhoods have houses from the late 1800s through the mid-1900s, many shaded by large trees. Gutters on these homes deal with heavy leaf drop, and many are older sectional systems. Common findings include:

  • Seams and corners that leak and stain fascia and siding.
  • Hangers that have loosened in old wood fascia.
  • Downspouts that run into old underground tile or simply dump at the foundation.
  • Gutters that have been bent or pulled down by heavy ice or by ladders leaned against them.

When the fascia behind old gutters is soft or rotted, repairing it first gives new gutters a solid base.

Homes near Cheney Reservoir

Houses and cabins near the reservoir sit in some of the windiest spots in the county, with open water upwind. Strong gusts can lift gutters, pull end caps and blow rain sideways over the gutter lip. On these homes, ask about:

  • Closely spaced hidden hangers screwed into solid framing.
  • Heavier aluminum or steel gutters that resist bending.
  • Downspout straps at the top, middle and bottom.
  • Gutter guards that are fastened securely, since loose screens can blow off.

Lake properties also attract mosquitoes in summer. The CDC lists clogged gutters and downspouts among the places mosquitoes lay eggs, so keeping gutters draining fully is worth the effort near the water.

Fair season and shops

Many Cheney-area properties include shops, detached garages and barns. Metal roofs shed water quickly, and gutters on them need to be sized for the volume. Adding gutters to an outbuilding also keeps runoff from eroding the ground along the walls or flooding a shop doorway.

Drainage and soils

Clay soils are common in this part of Sedgwick County. They swell when wet, which is one reason codes call for directing roof water at least 5 feet from foundations where expansive soils exist. Older homes in town often have little yard slope, so longer extensions or buried lines to a lower spot may be needed.

Weather

Cheney shares the Wichita area's climate, with about 34 inches of precipitation a year, frequent spring thunderstorms and hail, and occasional ice storms in winter. Gutters full of leaves in December can turn into heavy ice-filled troughs that pull away from the house.

Questions worth asking about a Cheney gutter job

  • What size gutters and downspouts are planned, and how many downspouts?
  • What kind of hangers will be used, and how far apart?
  • What gauge is the aluminum or steel?
  • Will the fascia be checked and repaired before new gutters go up?
  • Where will each downspout drain, and how far from the house?
  • Is removal and disposal of the old gutters included?

Getting these answers in writing makes it much easier to compare estimates fairly, whether the job is a cabin near the reservoir or a house in town.

It also helps to mention whether the property is a weekend place. Gutters on a cabin that sits empty for weeks at a time can clog without anyone noticing, so guards or a scheduled fall cleaning may be worth discussing.

Cheney gutter FAQs

When should I clean gutters on a weekend cabin?

Plan a cleaning in late fall after leaves drop and another in spring. Because no one is there to notice overflow, guards or a scheduled cleaning can help.

What gutters hold up best near Cheney Reservoir?

Heavier gutters with closely spaced hidden hangers and secure downspout straps handle strong lake winds better.

Do lake homes need gutter guards?

Guards can help if trees overhang the roof. Make sure they are fastened well, because loose guards can blow off in strong wind.

Why do my old Cheney gutters leak at the seams?

Sectional gutters rely on sealant at each joint, and it breaks down over time. Resealing works for a while, but seamless gutters remove most joints.

Can gutters reduce mosquitoes near the lake?

Gutters that drain fully remove standing water where mosquitoes lay eggs. Clogged gutters do the opposite.

Do you cover cabins and rural homes near the reservoir?

Yes, in Cheney and around Cheney Reservoir and the surrounding countryside.

Should I fix fascia before replacing gutters?

Yes. Gutters fastened into soft or rotted fascia will loosen, so repair the wood first.

How can ice damage gutters?

Leaves and water left in gutters can freeze into heavy blocks that bend gutters and pull hangers loose.
