About Andover
The first settler arrived in February 1869 on Dry Creek, east of the present Andover Road, and the original townsite was platted in February 1880. The town was named after Andover, Massachusetts. Just east of Wichita in Butler County, Andover had 14,892 residents in the 2020 census, and it has been one of the fastest-growing communities in the region.
Two tornadoes, two waves of rebuilding
On April 26, 1991, an F5 tornado tracked from south of Clearwater through south Wichita and McConnell Air Force Base into Andover, where it caused catastrophic damage, including at a mobile home park. Then on the evening of April 29, 2022, an EF3 tornado moved through Andover during about 21 minutes on the ground, heavily damaging the YMCA branch and destroying homes and buildings. The National Weather Service in Wichita documented both storms.
Each rebuild put up a wave of new roofs and gutters at once. Homes rebuilt in the early 1990s now have gutters more than 30 years old, beyond the 20 to 30 years published guides commonly give aluminum gutters. Homes repaired or rebuilt after 2022 have new systems that mostly need routine cleaning and inspection.
Signs that 1990s gutters are worn out
- Leaks at corners, end caps and outlets that return soon after resealing.
- Sagging runs and gutters pulling away from the fascia.
- Faded or chalky finishes and corrosion spots.
- Dents accumulated from years of hail that hold water.
- Fascia staining or soft spots behind the gutters.
Fast-growing subdivisions
Many newer Andover homes are large, with steep roofs, multiple gables and long valleys. Builder gutters are often 5-inch with 2x3 downspouts, which can overflow at inside corners during heavy storms. Upgrading to 6-inch gutters, adding downspouts or using 3x4 downspouts are common fixes. Aluminum gauge matters too: residential gutters are commonly 0.027 or 0.032 inch, and the heavier gauge resists dents and bending better.
HOA and color considerations
Most newer Andover neighborhoods have HOAs, and many regulate exterior colors. If you are replacing gutters, adding a downspout or installing guards, check the covenants before ordering so the new pieces match approved colors.
Drainage and soils
Butler County clay swells when wet and shrinks when dry. Directing roof water at least 5 feet from foundations, the building code's target where expansive soils exist, helps limit movement and basement moisture. Many Andover homes have basements, so long extensions or buried lines to a daylight outlet are common.
Hail claims
Spring hail is frequent in Butler County. After a storm, photograph dented gutters and downspouts, note the date, and check whether your adjuster's estimate includes them. Compare written estimates that list gutter size, gauge, downspout count and size, hanger type and disposal of old gutters.

Gutters after storm repairs
Homes repaired after 2022 sometimes ended up with new gutters on one or two sides and original gutters on the rest. If the colors or profiles do not quite match, or the older sections are near the end of their life, replacing the remaining runs can make the system consistent and easier to maintain. When comparing options, ask whether the new sections will match size and profile so joints between old and new seal properly.
Andover also has many homes backing onto green spaces, ponds and drainage reserves within subdivisions. Trees along those edges grow quickly, and homes that back onto them can see far more leaves and seeds in their gutters than homes across the street.

Andover gutter FAQs
Can I replace only the older gutters on a partly repaired home?
Yes, if the size, profile and color can be matched. Otherwise replacing all runs gives a consistent system.
My Andover home was rebuilt after 1991. Do the gutters need replacing?
Many 1990s gutters are past a typical 20 to 30 year life. Widespread leaks, sagging and failing finish suggest it is time to compare options.
Why do gutters on newer Andover homes overflow at corners?
Steep roofs with long valleys concentrate water. Bigger gutters, extra downspouts or valley guards usually help.
Does my HOA control gutter colors?
Many Andover HOAs regulate exterior colors. Check covenants before ordering new gutters or guards.
What happened in the 2022 Andover tornado?
An EF3 tornado moved through Andover on April 29, 2022, during about 21 minutes on the ground, heavily damaging the YMCA and destroying homes.
Are gutters included in hail insurance claims?
Often. Ask your adjuster whether gutters and downspouts were included and keep a copy of the estimate.
How far should downspouts discharge?
At least 5 feet from the foundation where soils are expansive, which is common in Butler County.
Do you cover all of Andover?
Yes, from older neighborhoods to the newest subdivisions.
