About Augusta

Augusta sits where the Walnut and Whitewater rivers meet in Butler County. The area's early history includes C. N. James, who built a log cabin that served as a general store and trading post. The discovery of oil near Augusta in 1914 led the population to double between 1910 and 1920, and oil drilling and refining were major employers for years. Augusta had 9,256 residents and about 4,002 housing units in the 2020 census.

Oil-boom and older homes

Many houses in Augusta's older neighborhoods date to the early 1900s through the 1920s. They often have:

  • Wood fascia and soffits painted many times, sometimes hiding rot behind the gutters.
  • Gutters replaced piecemeal over the decades, mixing half-round and K-style sections.
  • Downspouts tied into old underground tile that may be cracked or blocked.
  • Large, mature trees that fill gutters every fall.

Because many of these homes were built before 1978, painted fascia may contain lead. The EPA's Renovation, Repair and Painting rule requires lead-safe practices for paid work disturbing painted surfaces on pre-1978 homes beyond small areas. If fascia repairs are part of a gutter job, ask how lead will be handled.

Riverside moisture

Homes on low ground near the Walnut and Whitewater rivers can stay damp after heavy rains. On these lots, gutters matter less for the roof than for the foundation: every downspout needs a path that carries water away and keeps it from pooling against walls. Codes call for at least 5 feet of separation where expansive soils exist. The EPA suggests sending downspout water to lawns or rain gardens where it can soak in.

Mid-century and newer homes

Ranch houses from the post-war decades and newer subdivisions usually have aluminum gutters. Sectional systems on older ranches commonly leak at seams; newer seamless systems mostly need cleaning, pitch checks and occasional hanger tightening.

Storm season

Butler County gets frequent spring hail and wind. After a storm, look for dents along the front edge of gutters and on downspouts, loose sections and shingle granules collecting in the trough. Photograph damage and note the storm date before any repair.

Cleaning under mature trees

With large trees overhead, plan on cleaning at least twice a year. Gutter guards can reduce clogs, though even guarded gutters benefit from a periodic check, especially under trees that drop seeds or fine debris.

Repair or replace on an older Augusta home

If the gutters on an older home are sound, cleaning, resealing joints, tightening hangers and correcting pitch can extend their life. When leaks are widespread, the metal is corroded, or the fascia behind needs replacing anyway, a full replacement is often the better value. Replacement also lets you choose a style that suits the house, such as half-round gutters on an early-1900s home, and rethink downspout locations that have always sent water toward the foundation.

Questions to ask

Ask what size gutters and downspouts are planned, how the hangers will be fastened, where each downspout will drain, and whether removal of old gutters is included. If fascia work is involved on a pre-1978 home, ask how painted surfaces will be handled under lead-safe rules.

Trees along the rivers

Cottonwoods, elms and silver maples grow well along the Walnut and Whitewater rivers, and homes near those corridors catch their seeds and fluff every spring. Cottonwood fluff in particular mats into a felt-like layer in gutters and on top of screens. A late-spring cleaning, after the fluff settles, keeps downspouts open before summer storms arrive.

Augusta gutter FAQs

Should I repair or replace gutters on an older Augusta home?

Repair works when gutters are sound. Widespread leaks, corrosion or failing fascia usually point toward replacement.

Do older Augusta homes have lead paint on fascia?

Homes built before 1978 may. Paid work that disturbs painted fascia should follow EPA lead-safe practices.

How do I keep water away from my foundation near the river?

Extend downspouts at least 5 feet, slope soil away from the house and send water to lawns or rain gardens.

Can old clay tile downspout lines be reused?

Only if they still drain freely. Test with a hose; many old lines are cracked or root-filled.

Why are my gutters a mix of styles?

Older homes often had sections replaced over the decades. A full replacement can make the system consistent.

Do gutter guards stop all clogs?

No, but they reduce how often gutters fill. Debris on top and fine material still need occasional attention.

Do you cover all of Augusta?

Yes, every neighborhood in Augusta and nearby rural areas.
